The Park Is the Neighborhood's Front Yard

The Park

Washington Park covers about 165 acres, with Smith Lake and Grasmere Lake, a 2.6-mile loop that fills with runners and cyclists, tennis courts, and flower gardens that include a replica of Martha Washington's garden at Mount Vernon. On summer weekends, volleyball nets line the fields.

Shops and Food

Old South Gaylord Street has the neighborhood's coffee shops, restaurants and small boutiques. South Pearl Street in Platt Park is a short walk west, and the Bonnie Brae shops sit just east along University Boulevard.

The Homes

Expect early-1900s bungalows, brick Denver Squares and Tudors on 25- to 50-foot lots, mixed with modern homes built where older houses were scraped. Updated originals and new builds sell at very different prices on the same block.

Getting Around

Downtown is about 10 minutes by car. I-25 runs along the south edge, and the Louisiana–Pearl light rail station is a short ride away. Most daily errands are walkable or bikeable.

Why People Love It

  • One of Denver's best parks within walking distance
  • Walkable streets with real neighborhood shops
  • Homes hold value well over the long run
  • Close to downtown, Cherry Creek and the Tech Center

What to Know First

  • One of the priciest neighborhoods in central Denver
  • Older homes often need sewer, electrical or foundation work, so inspect carefully
  • Park traffic and parking get busy on summer weekends
  • Garages and big yards are less common on original lots

Questions Buyers Ask

Washington Park FAQ

Is Washington Park a Good Place to Live in Denver?

For people who want a walkable, established neighborhood with one of Denver's best parks at the end of the street, yes. The trade-offs are price, older homes that often need updating, and busy park traffic on summer weekends.

What's the Difference Between Washington Park and Washington Park West?

They're separate official Denver neighborhoods on either side of the park. Washington Park sits east of Downing Street, with more single-family homes and larger lots. Washington Park West sits between Downing and Broadway, with more bungalows, duplexes and condos at lower average prices.

Which Schools Serve Washington Park?

Denver Public Schools serving the area include Steele Elementary, Merrill Middle School and South High School, though boundaries vary by address. Always confirm a specific home's assigned schools with DPS before you buy.
